June County Rezoning Petitions–At A Glance

At the County Zoning meeting this past Monday, there were four rezoning petitions heard by the County Commissioners.

  1. PD #2018-3-A2 Blum, INC: The Lincoln County Board of Commissioners is considering an amendment to the master plan for a Planned Development-Industrial district requested by Blum, Inc. The proposal includes:
    1. - A 40,000-square-foot office and showroom expansion.
    2. - Reconfiguration of the existing parking lot.
    3. - Addition of another driveway access.

The 70.9-acre site is located at 7733 Old Plank Rd. in Catawba Springs Township. The amendment aligns with the Lincoln County Land Use Plan, supporting manufacturing and warehousing uses. The proposal also seeks a watershed special use permit to exceed 36% impervious surface coverage under the 10/70 option.

  1. ZMA #751 B. Moore: B. Moore filed a rezoning request for a 0.87-acre parcel at 3012 N. N.C. 16 Business Hwy in Catawba Springs Township. The proposal seeks to change the zoning from Conditional Zoning Neighborhood Business (CZ B-N) to Industrial General (I-G).  

The parcel is within the Eastern Lincoln Development District (ELDD) overlay and is surrounded by various zoning types. The rezoning aligns with the Lincoln County Land Use Plan, allowing expanded industrial and commercial uses, some requiring special permits.  

  1. ZMA #752 T. Guisewhite: The Lincoln County Board of Commissioners is considering a rezoning request for 2.66 acres at 1316 S. N.C. 16 Business Hwy in Catawba Springs Township. The proposal seeks to change the zoning from Neighborhood Business (B-N) to General Business (B-G).  

The parcel is within the Eastern Lincoln Development District (ELDD) overlay and is surrounded by various zoning types. The rezoning aligns with the Lincoln County Land Use Plan, allowing expanded commercial and retail uses, some requiring special permits.  

  1. ZMA #753 T. Motz: The Lincoln County Board of Commissioners is considering a rezoning request for 6.00 acres at the southeast corner of the intersection of N.C. 150 and Lee Lawing Road in Ironton Township. The proposal seeks to change the zoning from Residential Suburban (R-S) to General Business (B-G).  According to Mr. Motz the land would be used for building a gas station.

The parcel is designated as a Suburban Commercial Center in the Lincoln County Land Use Plan, making it suitable for a variety of commercial uses to serve surrounding residential neighborhoods.  

All petitions will be taken into consideration and will likely be voted on in the next county commissioner zoning meeting.
